There are a few empty lots near Nicky's house that we speculate might be useful if we wanted to relocate to a lower tax state.
WA was pretty good, but they recently added a long-term capital gains tax, and they have an estate tax. Maybe someday we'll relocate to Nevada before we die.

There's a pretty big motorcycle dealer near Nicky and Olivier in Las Vegas. We stopped by to look at the Yamaha XT250 as a dual-sport for Kathi.
